FAJRINTERIORS

Villa renovation in Al Barari — the garden is part of the brief.

In Al Barari, villa modifications need an NOC from Al Barari’s management first, then a DDA Building Modification permit, and a DDA completion certificate at the end. Fajr Interiors draws, lodges and builds that route under one contract, and plans every scope around the gardens that cover more than 60 percent of the community.

Approvals · Al Barari

The Al Barari approval route, in six steps.

Al Barari’s management issues the NOC first; DDA then approves the design, issues the permit and signs off completion.15

  1. Step 01 / 06

Check the scope with Community Management

    Issued by
Fajr Interiors, at the site survey
    Where
    Your villa

Al Barari Community Management (Community Department)
    You receive
The Al Barari NOC for the works
    What to know

The NOC comes before any authority submission.15 Al Barari does not publish its fee or review time online, so both are confirmed at application.1

    DDA Building Modification – Design

    Issued by
    DDA; the consultant applies

    Issued by
    Al Barari Gatepass Admin
    You receive
Gate passes for the contractor and crew
    What to know

Al Barari runs gate passes through its own Gatepass Admin and links its permit applications to althabat.ae.5

    DDA completion and close-out

    Issued by
    DDA, then Al Barari
    You receive
The DDA completion certificate and Al Barari’s close-out

Al Barari is a garden community first. Al Barari says more than 60 percent of the development is given to greenery, set among botanical gardens, lakes and walkways.2 That shapes the work as much as the permits do: site set-out, storage and access are drawn around the planting, not through it.

The DDA part of the route is the Building Modification sequence of design, permit and completion, each with its own published fee and time.6 A permit can be renewed in three-month steps for up to a year from issue, which covers a phased build.7

Documents

What goes into an Al Barari submission.

DDA publishes its checklists for design, permit and completion; Al Barari sets its own for the NOC. We assemble both from one survey.7

A DDA design application starts from the villa’s approved drawings, with the proposed changes highlighted.6 In The Reserve and on Fountain Drive, where homes are custom-built or built by their owners, that set comes from the villa’s own records, not a standard type.3

Al Barari’s website does not publish its NOC fee, review time, any security deposit or any charge for added area. Community Management sets them at application, and we get them in writing before the scope is priced.1 Contractor pages online quote figures for Al Barari; they are not Al Barari’s published figures, so we do not repeat them.

DDA charges its permit at AED 1 per sq ft of added or relevant built-up area.7 DDA’s pages are undated, so they show the month we read them.

Al Barari’s rules page lists two rule documents, Resale and Modifications, and directs questions to Community Management.1 We confirm hours, delivery windows and debris rules with them before mobilising, rather than assume another community’s. Ramadan hours are not published.

The Residences come in four styles: Acacia and Bromellia with six bedrooms, Camellia and Dahlia with five.11 Al Barari also lists Les 8 (eight six-bedroom villas), Altissima (23 seven-bedroom villas), Chorisia II (57 villas, under construction) and Fountain Drive, 12 plots from 30,000 sq ft for owners who build their own.3 Seventh Heaven and Ashjar are apartment buildings, outside this page.11

Construction of the first phase began in February 2007;10 Gulf News reported the first villa delivered in November 2009.9 Handover years and bedroom counts come from property portals and press, not from Al Barari, except where Al Barari is cited.

Cost

What an Al Barari renovation costs.

Villa renovation in Dubai runs AED 420–1,400 per sqft of built-up area, and our villa budgets start from AED 1M. Where an Al Barari villa lands depends on the scope, the finishes and how much of the garden is in the brief; the figure is a line-by-line quote against drawings, never a rate.

Al Barari FAQ

Before you renovate in Al Barari.

Villa renovation FAQ — Al Barari, Dubai.

The questions Al Barari owners ask before a survey, answered from Al Barari’s and DDA’s own pages and from our own applications.

01Do I need an NOC to renovate my villa in Al Barari?

Yes. Al Barari’s management issues the NOC for villa modifications, and it comes before any authority submission. Al Barari publishes Community Rules (Modifications) and says its list of rules is not exhaustive, so we check each item of the scope with Al Barari Community Management before drawing it in detail.

02Which authority issues the building permit for an Al Barari villa?

The Dubai Development Authority, on our own 2026 applications. After the Al Barari NOC, the consultant applies for DDA Building Modification – Design and the contractor for the Building Modification – Permit. Dubai Civil Defence joins where fire and life safety systems change, and DDA closes the job with a completion certificate.

03What does the Al Barari NOC cost, and is there a deposit?

Al Barari does not publish its NOC fee, review time or any deposit online; Community Management confirms them at application, and we get them in writing. DDA publishes its own fees: AED 1,500 plus AED 20 in dirham fees for the design approval, and AED 1 per sq ft of added or relevant BUA plus AED 20 for the permit.

04Can I extend my villa in Al Barari?

An extension follows the same route: the Al Barari NOC first, then DDA, which charges the permit at AED 1 per sq ft of added built-up area. Al Barari does not publish an extension rate or limit online, so we draw the extension, put it to Community Management and get its answer in writing before pricing.

05Can I change the garden or remove trees in Al Barari?

More than 60 percent of Al Barari is given to greenery, so the garden is part of every brief here. Al Barari’s website does not set out tree or planting rules, so any landscape change goes into the NOC submission with the house drawings and is confirmed with Community Management before work starts.

06How do contractors get into Al Barari, and when can they work?

Through Al Barari’s Gatepass Admin, which links its gate-pass permits to althabat.ae. Working hours for villa works sit in the Community Rules (Modifications) and are not repeated on Al Barari’s web pages, so we confirm them with Community Management before mobilising and plan deliveries around them.

07How long does an Al Barari villa renovation take, and what does it cost?

Around 12 months from brief to handover: 4 weeks planning, 8 weeks design with approvals in parallel, 6–8 months build and 2 weeks handover. Villa renovation in Dubai runs AED 420–1,400 per sqft of built-up area, and our villa budgets start from AED 1M.
