Project film

Walk the office, reception to boardroom.

An office walkthrough is filmed in the order a visitor meets the floor: reception, the work floor, the meeting rooms, then the executive offices. The film for Global Textiles is still to come; the frame below carries its brief.

ProgrammeThe order of work

Programme · done in the right order

Survey to handover, in the right order.

An office fitout runs in four stages: survey and brief, design with the landlord and authority approvals in parallel, the build, and the handover. Our recent office floors run on 24- to 28-week programmes: IMI at One Za’abeel took 28 weeks from start to keys, and Opus by Omniyat is contracted at 24.

  1. 01

    Survey and brief

Measured survey, the client’s headcount and ways of working, and a signed brief before layouts start.

  2. 02

    Design, approvals in parallel

Layouts, finishes and services drawings, with the landlord and authority approvals run alongside rather than after.

  3. 03

    Build

Partitions, MEP, ceilings, joinery and finishes, trade by trade, against a dated programme.

  4. 04

    Handover

Snagging, furniture and the walkthrough, then the keys.

The four stages are how every office we deliver is run.
