Since 2011, one method: decide first, then build.

About Fajr Interiors — interior design company, Dubai.

Fajr Interiors started in Dubai in 2011 as an interior design and build company, and the method has not changed since. Every project runs through the same four gates — plan, design and approvals, build, furnish — and nothing on site starts before the decision it depends on has been signed.

Done in the right order.

Layout before finishes. The plan is signed before a single material is chosen, because moving a wall after the joinery is drawn costs the joinery.
Long leads against a signed plan. Stone, veneer and made joinery carry a lead time of around eight weeks, so they are ordered against signed drawings, not a mood board.
Approvals alongside design. Landlord, developer and authority submissions are lodged while the drawings are detailed, so the wait runs with the work instead of after it.
Furniture against the layout. Furniture is selected for the signed plan, so what arrives fits the room it was drawn for.

One contract

Design, approvals, build and furniture under one contract.

One contract carries the whole project: the design, the landlord, developer and authority approvals, the build and the furniture. One team draws it, submits it, builds it and furnishes it, so no gap opens between a designer’s drawing and a contractor’s price, and one signature answers for the programme from brief to handover.

Design

Survey, space plan, concept and the technical set. The layout is signed before materials are chosen, and the quotation is itemised against the drawings.

Approvals

Landlord or developer NOC, then DDA, Trakhees or, for offices, Dubai Municipality, plus Dubai Civil Defence where the scope needs them — prepared and submitted by our team.

Build

MEP, partitions, ceilings, joinery and finishes, built from the signed set by the team that drew it, with long-lead items ordered on time.

Furniture

Furniture and fittings selected against the signed layout, then delivered, installed, snagged and handed over with the space.

Why it matters: three companies mean three programmes and nobody accountable for the gaps between them. One contract means one sequence, and one team that has to live with every decision it asks you to make.

Fajr Interiors is led by a senior team in Dubai: a managing director, a chairman and a design director, with operations, two architects and a project coordinator. Our own office, built the way we build yours.

Our studio is Office 706–707 at Dusseldorf Business Point, Al Barsha 1, Dubai. It is also a finished project: we designed and built our own office, executive lounge included, with the same team and the same sequence we use for clients. Message us before you visit, and bring your drawings.

Proof

Three projects, with the numbers.

Three projects show the sequence with figures attached. IMI at One Za’abeel ran 28 weeks for 5,000 sqft at AED 840/sqft. Opus by Omniyat, 6,200 sqft, is contracted at AED 726/sqft on a 24-week programme and is in its final weeks before handover. Villa 47 Fairways in Dubai Hills, a 10,000 sqft villa, was delivered over 12 months.

01What does Fajr Interiors do?

Fajr Interiors is an interior design and build company in Dubai. We renovate villas for homeowners, with budgets from AED 1M, and design and fit out offices of 2,000–20,000 sqft for businesses. One contract carries the design, the approvals, the build and the furniture, and one team runs the project from brief to handover.

02Who owns Fajr Interiors?

Fajr Interiors L.L.C is owned by Zeeshan Patel, its managing director. The company has designed and built villas and offices in Dubai since 2011, under Dubai trade licence 648890, from its studio in Al Barsha 1. It has operated since January 2011. Other businesses listed under a similar name are not part of Fajr Interiors L.L.C.

03Is Fajr Interiors licensed and registered?

Yes. We hold Dubai trade licence 648890 for interior contracting and are a G+1 approved contractor with Dubai Municipality. We are registered with Emaar, Nakheel, DDA, Trakhees, Dubai Municipality and Dubai Civil Defence, and we work in the DMCC, DIFC and JAFZA free zones.

04What does “done in the right order” mean?

It means every decision closes before the work that depends on it starts. The layout is signed before materials are chosen, stone and joinery with an eight-week lead time are ordered against that signed plan, and approvals are lodged while design is detailed. Work done in that order does not have to be redone.

05Which buildings are you approved to work in?

We are on the approved contractor lists at One Za’abeel, Vision Tower, Opus Tower and Emaar Square, and registered with the authorities and master developers that govern most Dubai buildings and villa communities. For any other building, we check the landlord’s requirements before a drawing is submitted.

06Where is the Fajr Interiors studio?
