Home renovation in Dubai, the whole house in one go.

Home renovation in Dubai with Fajr Interiors starts with the household: what changes, what stays, and when the family moves out for the works. We are a home renovation company in Dubai for villas and townhouses: whole-house remodeling under one contract, from design to handover, with the house empty while the works run. With civil works under way, a home is not safe to live in.

Is it a fit?

Five questions on the first call.

We take on villas and townhouses where the work is whole-house or several rooms, with villa budgets from AED 1M, planned and built under one contract. The first call covers five questions, and the fifth, when the family can move out for the build, sets the start date as much as the budget sets the scope.

Homes we take on

A two-storey villa with a pool terrace and a pergola
  • Villas and townhouses in Dubai’s master communities
  • Whole-house or several-room scopes, services included
  • Villa budgets from AED 1M
  • Design, approvals, build and furnishing on one contract

What we ask first

Concept visualisation: villa floor plans, elevations and stone, walnut and fabric samples laid out on a table
  1. 01Which community is the house in, and who is the master developer?
  2. 02Villa or townhouse, and what is the built-up area?
  3. 03Which rooms change, and do walls or services move?
  4. 04What budget do you have in mind?
  5. 05When can the family move out for the build?

A single-room job is not our work, and we say so on the first call rather than after a survey.

The scope

Five layers, in the order the house takes them.

A home renovation opens the house in five layers: layout and structure, services, wet areas, joinery, then finishes and handover. We run them in that order because each one closes before the next is disturbed, and because each layer takes something different away from the family while it is open.

  1. 01Layer

A villa opened up for the works on a Fajr site: walls and ceilings stripped back, services exposed
    Opened up, floor protected

    Layout and structure

Walls, openings and the stair replanned around how the house is lived in. Anything structural is checked and approved before it is drawn.

On siteThe loudest, dustiest stretch, and one reason the house is empty for the works.

  2. 02Layer

An opened ceiling on a Fajr site: ducts, pipework and cable trays exposed, with the new ceiling framing going in
    Ceilings open for services

    Services

Cooling, power, water and drainage re-routed to the new plan, through the ceilings and under the floors.

On siteDecides how much of the house is opened at once.

  3. 03Layer

A rebuilt bathroom by Fajr: marble walls, a walnut panel, an oval lit mirror and a floating vanity
    A wet area, rebuilt

    Wet areas

Kitchens and bathrooms stripped back, waterproofed, flood-tested and rebuilt. A full kitchen remodel starts from AED 100,000: cabinets, a kitchen island with a porcelain top from Spain and provision for appliances, appliances excluded. A fully renovated kitchen with all appliances and accessories typically runs AED 200,000–350,000.

On siteNothing is tiled until the flood test passes.

  4. 04Layer

Fajr joinery in a finished bedroom: timber wall panelling, a media wall and built-in wardrobes
    Walnut, shadow gap, brass

    Joinery

Wardrobes, panelling, kitchens and the stair made to our drawings, about eight weeks in the workshop, so they are ordered while the services are still open.

On siteLittle on site: the wait happens in the workshop, then a short install per room.

  5. 05Layer

A finished Fajr kitchen at Villa 47 Fairways: walnut tall units, a marble waterfall island and bar stools
    Finishes and lighting

    Finishes and handover

Floors, paint, lighting and furniture, then the snag list walked with you room by room.

How the work runs

Whole house, in one go.

We renovate a home empty, in one mobilisation. With civil works under way a house is not safe to live in, so Fajr does not take on renovations with the family in residence. Taking the house whole also costs less than room by room: set-up, protection and site management are paid once, and the services are opened once.

What one mobilisation changes

  • Set-up, protection and site management paid once
  • Services opened once, not floor by floor
  • Finishes and joinery bought together, so they match
  • One snag list, one team answering

Planning the move

  • Survey and design run while you are still at home
  • Move out for the build: 6–8 months on a whole villa
  • Move back into a finished house, snagged and handed over

Cost

Four decisions that move the number.

Four decisions carry most of a home renovation’s cost: how much made joinery the house carries, how many wet areas move, how much of the shell is altered, and running the build with the house empty, in one go. The first three shape the number; the fourth means protection, set-up and services are paid for once.

Renovating each room: living room, kitchen, bedrooms, bathrooms.

  • Living room: layout, ceiling and lighting first, then joinery and finishes.
  • Kitchen: services and appliance positions first, then joinery, stone and finishes.
  • Bedrooms: wardrobes and joinery drawn with the layout, then lighting and finishes.
  • Bathrooms: drainage and waterproofing first, then stone, fittings and lighting.

Villa budgets start from AED 1M. Every home is priced line by line after the survey, against the drawings, never against a rate.

The programme

The programme, and when the house is empty.

A whole villa runs around 12 months from brief to handover: 4 weeks planning, 8 weeks design with approvals in parallel, 6–8 months build and 2 weeks handover. The family moves out for the build, 6–8 months on a whole villa. Survey and design run while you are still at home.

Villa-scale projects

Planning the villa project itself?

This page covers the household side of a renovation. If you are planning the villa project itself, the villa renovation page covers the three renovation types, the approvals and the sequence, and each community page sets out its developer’s route. Villa interior design covers the rooms, decided one by one.

Home renovation FAQ

What families ask before the survey.

Home renovation FAQ — Dubai.

The questions a household asks before a renovation: what the work covers, when to move out, room by room or whole, how long, which approvals, and whether a townhouse fits. Each answer is the short version of the first call.

01What does a home renovation include?

Design and approvals, strip-out, any structural work, the re-routed services, waterproofed wet areas, made joinery, finishes, lighting and furniture, then snagging and handover. With Fajr Interiors it is one scope on one contract with one programme, so nobody in the family is coordinating five trades.

02Should we move out during the renovation?

Yes. While civil works are under way, a home is not safe to live in, so Fajr Interiors does not take on a renovation with the family in residence. You move out for the build, which runs 6–8 months on a whole villa; the survey and design stages run while you are still at home.

03Is it cheaper to renovate room by room?

Cheaper per instalment, dearer overall. Every phase pays again for set-up, protection and site management, the services are opened more than once, and finishes bought a year apart rarely match. Taking the house whole gives the lower total, and it is how Fajr works: the house is empty while the works run.

04How long does a home renovation take?

A whole villa takes around 12 months from brief to handover: 4 weeks planning, 8 weeks design with approvals in parallel, 6–8 months build and 2 weeks handover. A 12-month defects liability period then runs from handover.

05Do we need approvals to renovate our home?

Almost always. The master developer’s no-objection certificate comes first, and the permit route follows the community: DDA for Emaar communities such as Dubai Hills and The Springs, Trakhees for Nakheel communities such as Palm Jumeirah. We prepare and file the submissions from the design drawings, in parallel with design.

06Do you take on townhouses and smaller homes?

We renovate villas and townhouses where the scope is whole-house or several rooms, with villa budgets from AED 1M, planned and built under one contract. A single-room job is not our work, and we say so on the first call rather than after a survey, so nobody waits on a proposal that will not fit. Apartments and penthouses in towers follow the tower’s rules; see apartment and penthouse renovation in Dubai →

07How do I choose a home renovation contractor in Dubai?

Ask for one contract that covers design, approvals, build and handover, a programme stage by stage, the trade licence, the developer NOC and the authority permit (DDA, Trakhees or Dubai Municipality, depending on the community) filed in the contractor’s name, and finished villas you can walk through. Fajr Interiors works under Dubai trade licence 648890.
