Project film
Walk the office, reception to boardroom.
An office walkthrough is filmed in the order a visitor meets the floor: reception, the work floor, the meeting rooms, then the executive offices. The film for AlSubeai Investments is still to come; the frame below carries its brief.

Programme · done in the right order
Survey to handover, in the right order.
An office fitout runs in four stages: survey and brief, design with the landlord and authority approvals in parallel, the build, and the handover. Our recent office floors run on 24- to 28-week programmes: IMI at One Za’abeel took 28 weeks from start to keys, and Opus by Omniyat is contracted at 24.
- 01
Survey and brief
Measured survey, the client’s headcount and ways of working, and a signed brief before layouts start.
- 02
Design, approvals in parallel
Layouts, finishes and services drawings, with the landlord and authority approvals run alongside rather than after.
- 03
Build
Partitions, MEP, ceilings, joinery and finishes, trade by trade, against a dated programme.
- 04
Handover
Snagging, furniture and the walkthrough, then the keys.
The four stages are how every office we deliver is run.
