Gypsum and timber partitions, side by side.
The two answer different questions. Gypsum is the wall: it divides the floor, takes the services and carries the fire and sound rating. Timber is the face people touch and see: a reception wall, a boardroom, a CEO office. The table sets them against the things a fitout has to decide.
| Item | Gypsum partition | Wood partition |
|---|---|---|
| What it is | Metal studs and tracks, boarded with plasterboard on both sides. | A timber frame with timber or veneered panels, or a timber lining on a stud wall. |
| Speed on site | Fast: framed and boarded by one trade from stock materials. | Slower: made joinery is drawn, manufactured and installed, around eight weeks from order. |
| Fire rating | Rated by the board type and layers; the usual answer where the fire strategy asks for a rated wall. | Treated timber and tested panel systems can be rated; untreated timber is not used where a rating is required. |
| Sound | Insulation in the cavity and extra boards raise performance; the head of the wall and the ceiling void matter as much. | Depends on the build-up behind the panels; often a stud wall with insulation and a timber face. |
| Finish | Paint, wallcovering, or a lining fixed to it. | The finish itself: veneer, fluting, slats or solid timber. |
| Changes later | Easy to cut, move and make good. | Panels can be taken down and reused if they were designed to be. |
How a gypsum partition is built.
A gypsum partition is set out from the drawing, framed in metal studs fixed to the slab and the soffit, filled with insulation where sound matters, then boarded, taped and finished. Services that run in the wall go in before the second side is boarded.

Where timber earns its place.
Timber is chosen for the rooms where the wall is part of the design: reception, the boardroom, executive offices. It is drawn as made joinery, approved from a sample, and ordered against the signed plan, because veneer and made joinery take around eight weeks to arrive in Dubai.

Acoustics, fire rating and Civil Defence.
Whether a partition needs a fire rating comes from the fire strategy for the floor, and Dubai Civil Defence reviews the layout when partitions change how sprinklers, alarms and escape routes work. Sound is set by the room’s use: a meeting room or CEO office needs a wall that runs to the slab or is sealed at the ceiling, not just a thicker board.

Where glass partitions come in.
Glass partitions carry daylight into the middle of the floor and keep meeting rooms visible. They are framed into the same programme as gypsum and timber, and switchable glass or manifestation adds privacy where the room needs it.

Cost and programme.
Gypsum is the quicker and usually the lower-cost wall, because it is built on site from stock materials by one trade. Timber adds design, manufacture and an eight-week lead time, so it is used where it shows. Partitions sit inside the shell-to-occupied scope of an office fitout:
An office fitout in Dubai starts at AED 350 per sqft for shell-to-occupied — partitions, ceilings, flooring, MEP alterations and joinery. Turnkey, with FF&E, IT, AV, automation and appliances included, runs AED 600–850 per sqft. Our last two executive floors landed at AED 726 and AED 840.
Partitions — questions.
01Is gypsum or wood better for office partitions?
For most walls, gypsum: it is quicker to build, straightforward to rate for fire and sound, and easy to change later. Timber suits the rooms where the wall is part of the design, such as reception, the boardroom and executive offices, often as a lining over a gypsum wall.
02Do partitions need Civil Defence approval in Dubai?
When partitions change how sprinklers, alarms or escape routes work, Dubai Civil Defence reviews the layout as part of the fitout approvals. Whether a wall needs a fire rating comes from the fire strategy for the floor and the building’s fitout guide.
03Which partition is quicker to build?
Gypsum. It is framed and boarded on site from stock materials. Timber partitions are made joinery: drawn, approved from a sample, manufactured and installed, with around eight weeks between order and delivery in Dubai.
04How do you make an office partition soundproof?
Run the wall to the slab or seal it at the ceiling, fill the cavity with insulation, add board layers, and seal the joints and service penetrations. Most sound leaks through the ceiling void and the head of the wall, not through the board.
05When do glass partitions make sense?
Where daylight has to reach the middle of the floor and meeting rooms should stay visible. Switchable glass or manifestation adds privacy where the room needs it, and glass is programmed alongside the gypsum and timber walls.
