Villa renovation in Dubai — done in the right order.

Villa renovation in Dubai works when design, approvals, build and furnishing run in sequence under one contract. As a design-and-build villa renovation contractor in Dubai since 2011, Fajr takes a typical villa from brief to handover in around 12 months, with the community NOC lodged while design is detailed, so nothing appears later. Villa renovations start from AED 1M. Fajr Interiors is a villa renovation company holding Dubai trade licence 648890.

“I want to renovate my villa. Where do I even start?”

Not a contractor. Not demolition. Not even Pinterest. Step one is a site survey and a scope conversation — one visit, where we assess the villa's condition, what your community requires (Emaar, Nakheel, DDA), and what your budget realistically buys. You leave with a scope, a sequence and a budget band.

What kind of villa renovation are you planning?

Fajr Interiors offers three types of villa renovation in Dubai: an upgrade, a remodel or an extension. The method is the same for all three — survey, design, approvals, build. What changes is which authority signs, how long the programme runs and what the number is.

Space planning

Space planning decides how the villa works before anything is chosen or built. We measure the villa as built, draw two genuinely different layouts, refine the stronger one with you and sign one plan before it is priced. Drawings and specification only, with your own contractor building it? That is villa interior design in Dubai.

How a project runs

Two charts. One signature between them.

Most of a renovation is decided before anyone lifts a hammer. Here’s the whole villa renovation timeline, honestly.

Design-and-build means one company is responsible for the drawings, the approvals, the site and the furnishing of your villa under a single contract. The alternative — architect, then contractor, then furniture supplier — means three programmes and no one accountable for the gaps. Choosing

How to choose a villa renovation company in Dubai.

There are hundreds of villa renovation companies in Dubai, and most can show you a portfolio. Six questions separate the ones who can run a villa from the ones who can decorate it: who signs, whose licence holds the NOC, what the quote itemises, the dated programme, who is on site, and proof with numbers. Ask all six in writing. For offices, see office renovation in Dubai →

  1. 01

    One contract or many

One signature should cover design, approvals, build and furnishing. Three companies means three programmes and no one accountable for the gap between them.

Ask themWho signs for the whole scope, start to handover?

  2. 02

    Who holds the NOC

The company lodging your submission should be the one accredited by your community — not a subcontractor borrowing someone else's licence.

Ask themWhose licence goes on the NOC for my community?

  3. 03

    What the quote itemises

A real quote names materials, quantities and allowances line by line. A single lump sum is a number you cannot check, compare or hold.

Ask themShow me the itemised quote, not the total.

  4. 04

    A dated programme

Dates against trades, not a duration in months. A programme you can hold someone to names the week each trade starts and finishes.

Ask themWhat date does joinery install, and what has to finish first?

  5. 05

    Who is on site daily

Ask who will be at your villa on an ordinary working day, and what else they are running. A supervisor spread across six sites tends to arrive after something has gone wrong.

Ask themWho is on my site daily, and what else are they running?

  6. 06

    Proof with numbers

Delivered villas with the area, the duration and the finishes stated — and an owner you can speak to about how it went.

Ask themWhich of these can I visit, and which owner can I call?

Project costing

Where a renovation budget actually goes.

Villa renovation in Dubai runs AED 420–1,400 per sqft of built-up area over around 12 months from brief to handover, for projects from AED 1M. Below is an illustrative shape of a design-and-build villa budget in Dubai — how nine trade lines divide the spend, before your choices move the numbers.

Villa FAQ

Villa renovation Dubai: questions we get before every villa project.

Villa renovation FAQ — Dubai.

The villa renovation questions we hear at almost every site survey in Dubai, answered the way we answer them on site: how long it takes, what your community requires, when you move out, and how the number is built. Each answer here is the short version of a longer conversation.

01What's the first step to renovating a villa in Dubai?

A site survey and a scope conversation — one visit. We assess the villa's condition, confirm what your community requires, and tell you what your budget realistically buys. You leave with a scope, a sequence and a number, and only then decide whether to proceed with design and approvals.

02How long does a full villa renovation take?

Around 12 months from brief to handover: 4 weeks planning, 8 weeks design with approvals in parallel, 6–8 months build and 2 weeks handover. Villa 47 Fairways, at 10,000 sqft, took 12 months, in line with the programme. Room-by-room scopes are shorter, and approvals are lodged during design because they are the variable. A 12-month defects liability period then runs from handover.

03What approvals do I need, and who deals with them?

Your community NOC from Emaar, Nakheel or your master developer, then DDA, or Trakhees on Palm Jumeirah and Jumeirah Islands, plus Dubai Civil Defence where the scope requires it. We prepare the drawing set, lodge the NOC and handle every follow-up until it is issued, submitting while design is still being detailed so the wait runs alongside the work.

04Can I live in the villa during the works?

No. While civil works are under way, a home is not safe to live in, so Fajr Interiors does not take on a renovation with the family in residence. You move out for the build, which runs 6–8 months on a whole villa; the survey and design stages run while you are still at home.

05How is the cost estimated?

An indicative band at the site survey, then a line-by-line quote priced against the drawings and the materials you specify. After that, the number only moves if you change the scope, and you see the revision before it is committed. How a villa budget divides by trade is set out in our villa renovation cost guide. Payments are staged against milestones: 10% advance at contract award, 20% on approvals, 30% at the MEP milestone, 30% at the civil works milestone and 10% at handover.

06Who is the best villa renovation company in Dubai?

The right company for your villa holds the community approvals in its own name, designs and builds under one contract, and can show you finished villas. Fajr Interiors is registered with Emaar, Nakheel, DDA and Trakhees, holds trade licence 648890, and delivered Villa 47 Fairways in Dubai Hills in 12 months.

07Which communities do you work in?

Dubai Hills, The Springs and Meadows, Palm Jumeirah, Jumeirah Islands, Arabian Ranches, Al Barari, Emirates Hills, District One and Tilal Al Ghaf, plus comparable villa communities across Dubai. Each has its own master developer and approval route, which we map at the site survey before any drawing is submitted.
